Clearing a Fire-Damaged Property for Auction Sale
 
Danum House Clearance recently executed a comprehensive property clearance at a severely fire-damaged residence located in Stainforth, Doncaster.
 
Our initial contact came from an insurance agent representing the property owner's wishes. 
 
We engaged in discussions about the various levels of clearance and removal necessary, always keeping the client's ultimate goal in mind. 
 
The property owner weighed their options—whether to renovate the damaged home or to sell it as-is in its present state. 
 
After careful consideration, they decided to proceed with selling the property without undertaking any restoration work.
 
It was determined that auctioning the property would be the most effective sales strategy, as it offers a more reliable avenue for selling compared to the open market, where retail buyers often rely on mortgage financing.
 
During a collaborative meeting on-site, which included the property owner, the insurance loss assessor, and the Danum House Clearance team, we leveraged our extensive expertise in the clearance, marketing, and sale of challenging properties.
 
During this phase, we implemented security measures on the site, which involved boarding up several windows and access points, as well as installing security fencing around the perimeter.
 
The following week, one of our house clearance teams commenced their work, focusing on efficient waste removal and ensuring that all debris was transported to a nearby waste transfer station.
 
After the house and garden had been cleared of unwanted items, our arboricultural team came in to trim back the garden remove some trees, bushes and clearly define the plot boundaries.
 
We chose a local auction house in South Yorkshire, and the execution of these tasks provided us with excellent marketing photographs.
 
Throughout the marketing period leading up to the auction scheduled for early 2025, we maintained a secure and safe site.
 
When auction day arrived, the property performed exceedingly well, likely due to prospective bidders being able to fully assess the extent of the damage as well as the size and potential of the building and land.
